Real Estate Financing Guide – A Product Guide for Modern Investors
Real estate offers various advantages over other investments. It can provide you with stable cashflow, offer certain tax advantages, as well as appreciate in value. In one of our newer additions to our business blueprints, our real estate financing guide, we give you an overview of our real estate products. Whether you’re an experienced real estate investor, or curious about what strategies are out there, this guide will give you an overview of various approaches to building wealth through real estate. From long-term (“buy & hold”) to short-term (“fix & flip”) strategies, we help you navigate multiple investing strategies, so that you can make an informed decision as to what may suit your goals the best.
At a high level, we offer the following investment options:
Fix & Flip Loans – Designed for investors who buy, rehabilitate and then sell properties quickly. By providing up to 100% of building costs as well as interest-only options for 12-18 months, this will help you maximize your earning potential on your flips.
New Construction Loans – This is well suited for people who have a few ground-up projects under their belt. Ideal for builders and developers.
Interest-Only Loans – If you’re looking for flexibility in your cashflow management, our interest-only options offer lower initial payments for up to 10 years. By retaining your working capital, you can use leverage your funds to pursue new projects.
Long-Term Loans – Your classic option for “buy & hold” or “cash-out refinance”, this is a more affordable options compared to traditional hard-money loans.
Short-Term Loans – A flexible option for acquisitions or bridge needs that are time-sensitive.
Rest assured that regardless of where your strategy falls, we have options for you.
Additionally, regardless of your real estate experience, for each strategy, we outline different options for new investors, intermediate investors, all the way to experienced investors that may already have a sizeable portfolio of real estate assets. For transparency, we also clearly outline where you fall, so you won’t be surprised. For instance, if you are looking to rehabilitate and sell a distressed property (“fix & flip”), we clearly outline the terms associated with each experience level:
New Investor – You have completed up to 2 flips or owned up to 2 rentals in the last 3 years.
Intermediate Investor – You have completed 3 to 10 flips or owned up to 3 to 10 rentals in the last 3 years.
Experienced Investor – You have owned 10 or more investment properties (flips and/or rentals) in the last 3 years.
So, whether you’re looking to purchase your first investment property, refinancing a multi-family building, or planning a ground-up construction, our real estate financing guide will help you understand your options so that you can scale your strategy and build wealth.
We also understand that no two real estate projects are alike, so if you have questions or want to talk through your options, we offer free consultations to help navigate you through the process or simply act as a sounding board to solidify your investment strategy.
